Thermal imaging and moisture mapping
Thermal imaging shows surface temperature patterns. It can help identify areas to investigate but does not see through walls or identify water on its own. Heating, sunlight and material differences can affect the image.
Moisture mapping records readings across selected areas. Results need the material, method and measurement location for context. A meter reading alone is not a drying sign-off.
Acoustic detection and correlation
Acoustic equipment listens for sound associated with escaping water. Correlation compares signals at suitable points to help estimate a location. Pipe material, distance, noise and access can affect the result.
Tracer gas and pressure testing
Tracer gas may help identify escape from suitable pipework under controlled test conditions. Ground conditions, coverings and routes through voids can influence where gas is detected.
Pressure testing can establish whether an isolated section holds pressure under the test conditions. It does not necessarily locate the fault. Isolation and restoration must be authorised.
Endoscopy, CCTV and dye testing
An endoscope provides a view into an accessible void through a suitable opening. The field of view is limited. CCTV drainage inspection examines accessible drains, while dye can help establish a connection or flow route in suitable conditions.
Each has limits. The investigator should explain what the method can establish and whether another specialist or additional access is needed.
Confirm the scope first
Roof and balcony ingress, podium decks, tanked basements, heating networks and fire systems need specific competence and scope confirmation. Minimising unnecessary opening-up is an aim; an entirely non-destructive result cannot be guaranteed.
